Acquisition & Financing Since 1997, Taconic has acquired over 20 properties in New York, Chicago, Washington, D.C. and Atlanta totaling over 12 million square feet. The acquisition team carefully manages each aspect of the acquisition process including sourcing, financial structuring and all due diligence related activities. This includes investment underwriting, market research, operating expense analysis and coordination of third party consultants. In addition, Taconic's acquisition and finance teams have the ability to quickly analyze complicated financial structures which may be resolved through real estate acumen, creativity, extensive due diligence and strong relationships with many lenders, agents and sellers.
Asset Management Taconic's asset management team is focused on maximizing the value of each investment. These professionals work closely with the property management, development and leasing teams to ensure each asset is operating in accordance with the property's annual business plan. Taconic's hands-on approach enables the team to monitor asset performance, its position in the marketplace as well as submarket forecasting information to effectively realize each investment to full potential.

Development & Construction Management

Taconic has a proven track record of effectively identifying and assembling both ground-up development and redevelopment opportunities. The development and repositioning of each asset is managed by the construction management team who closely monitor each phase of the development process. This includes construction cost budgeting, the coordination of all construction related activity and the supervision of general contractors and sub-contractors.

Leasing

Taconic’s leasing initiative is focused on successful tenant retention while ensuring all available space achieves the best current market lease terms with minimal related costs. Through its unique perspective as a property owner, Taconic is able to craft leasing strategies that focus on enhancing the long-term value of each property. The team works closely with all major brokerage firms and are directly involved in all aspects of each lease negotiation including the determination of asking prices for available space as well as the negotiation of lease terms, commission agreements and construction costs.

Taconic's property management group, Taconic Management Company LLC, is exclusively focused on Taconic’s portfolio. The team consists of over 30 professionals who work closely with the asset management team to ensure each property is operating in accordance with the annual business plan.
