Investment Strategy Taconic acquired the property in December of 2005 on an off market basis. The property had numerous obstacles to redevelopment, including: an anchor ground floor supermarket tenant under a long-term lease; a securitized first mortgage prohibiting payoff or defeasance; and a location within a designated historic district. Taconic identified the asset's higher potential and successfully overcame all of these obstacles. Immediately upon placing the property under contract, Taconic commenced its redevelopment and repositioning plan for this asset. The base building redevelopment includes the replacement of all building systems, the construction of a new building core with 2 passenger elevators, the construction of a new building lobby and the redesign & replacement of all windows and retail storefronts. In addition, Taconic achieved approval from the New York City Landmarks Preservation Commission for the construction of a penthouse addition.
